Chart and Tables of the Day - Oz Capital Cities dwelling prices

Economists have been commenting on the latest housing price data, see @Alex Joiner. Data shows that other capitals are catching up with Sydney and Melbourne. Perth, Brisbane and Adelaide have been rising in almost lock-step for the past few years. As one prominent real estate agent said to me recently, prices have been on a 'rollercoaster ride' in Melbourne, but this is also true for the other capitals. All are in growth mode again. Although, no one is catching Sydney at the moment in real price terms! For the <70% of us that own outright or under mortgage, this is likely good news. For the other 30% and prospective buyers, you'll have to pedal a little harder.
It's October 1st and from today First Home Buyers (FHBs) can now take advantage of the Federal Government's FHBs program. Talk to your broker immediately if you're not fully aware of it's impacts! You will still need at least a 5% deposit - so be good to your parents. Jokes aside, according to the table below, you will still need around $50,000 to purchase one out of two detached houses in the major cities.

Right now as prices are rising, the longer you take, the more it will cost you in the capital cities for detached houses. Note the YTD% (Year-To-Date) column on growth below and the yoy% (Year-on-Year, 12 months). Data is up to Sept25. Regional price growth has slowed a little, but only a little, in 2025, as growth is still above 5% for houses and units.
NB: This data is the total market. From the palaces in Toorak, Double Bay and Peppermint Grove to the beach shack and modest fibro-cement on a plot in the back of Burke. Medians are used to reduce the impact of the extremes at both ends, rather than averages. Medians tell you the price point at the 50% rank / halfway mark of a set of data from top to bottom. There are 11.3 million dwellings in Australia across a huge spectrum of houses, townhouses, units and land. The medians can be used as a guide to relative value of the type of home you are looking at. For example, house and land packages 30kms+ from the CBDs are generally found well below the medians, as well as existing homes in similar areas.
