Housing price growth well above inflation over 20 and 50 year periods
Came across some interesting house price stats this week. Highly topical lately after the Government’s 1st October expansion release of the Home Guarantee Scheme for first home buyers with most commentators deriding it as it will likely lead to higher house prices. (I’ll save this point for another post).
Below are tables showing indexed house price increases over 20- and 50-year timeframes.
- All have outperformed inflation, handsomely
- Over past 20 years to 2024, the top 5 largest cities have performed remarkedly similarly, between 169% and 175%
- Over 50 years, Sydney houses are worth 37x in 2025 than they were in 1975 vs inflation ~7x
